There is no need to meet or talk to any sales people or any staff, everything is done online and all of our available options are conveniently selected & finalised during the initial purchase process on this website. It’s so easy!

Step 1

If you like what you see, you can select the House & Land Package you prefer from our House & Land page. The house designs in these packages are pre-packaged to suit the land and are simply waiting for you to customise them with your colour selections in Step 2.

Step 2

Customise your home – you can click through the prompts & add to cart.

Here you can choose what colours, fittings and features you’d like for the home. You can choose the options from our inclusions at no extra cost or add upgrades from the pre-populated upgrade options lists. Exterior and interior selections such as the façade, driveway, electrical options, flooring, tiling and other options are chosen & finalised during this step.

Step 3

Adding your conveyancer or solicitor’s contact details so we can have the land purchase contract sent to them to review on your behalf. (If you don’t yet have one, just let us know in the order notes and we’ll email you a the list of reputable and competitive contacts we have).

Step 4

Tick the home loan pre-approval confirmation box to confirm to us that you have a written home loan pre-approval from your preferred lender. (We also offer great finance through our mortgage providers if you require a low deposit home loan, see our Home Loan Application page)

Step 5

You can then go to the cart to review and complete your purchase.

Your selections are automatically saved in the cart and you can review and change any previous selections before checkout. You can also download and save a PDF of your current selections for your records.
To complete your purchase, you can provide payment details for the $900 commencement fee. Yes – our commencement fee is way too cheap, but that’s what we can do for our customers as part of the cost saving advantages of Online Only Building.

Step 6

Once you completed the purchase, an email with your order details will be sent your inbox. If you are a new customer, a new account be automatically created for you and you will receive a separate email with your account details and new password. Please check your spam folder first if you cannot see these emails.

We will contact you via email after we review your online purchase to confirm everything is good with what you have submitted or request additional documentation if needed. We then guide you via email from here onwards and it is very easy.

The great news is that there are no additional engineering or compliance costs applicable with our house & land packages because we have already checked that block of land – and if required included it in our package price. The commencement fee pays for our time to assess and process your purchase and it also pays for the plans to be reproduced and is not refundable.

Step 7

We will email you the architectural plans for your selected home, along with a standard plain English Housing Industry Association (HIA) building agreement to authorise and an invoice for 5% of the building cost. We will send you the plans and building agreement within 3 weeks via email & post.

Step 8

We then request that you return our copy of the building agreement via our reply paid satchel and also email us a receipt for the 5% payment transfer. This occurs within 5 weeks of your initial purchase date in order to validate and maintain the purchase price.

Step 9

Your preferred solicitor or conveyancer calls you in to meet them and sign off the land contracts in order to secure the land. They also request the 5% or 10% land deposit amount to be paid into their trust fund by you in order to exchange land contracts and secure the land.

Step 10

The land is then registered (if not already) with the NSW Land Registry Services office and your solicitor/conveyancer arranges settlement with your lender and you then become the rightful owner of the land. Congratulations!

Step 11

We then kick into construction mode and commence building your new home within approximately 8 weeks of your settlement date.

  • Construction duration for single storey homes = 26 Weeks
  • Construction duration for double storey homes = 30 Weeks

Our honest opinion & upfront advice

If you are someone that requires extra help to make these decisions or requires special customised plan and inclusion changes that are not listed on our website, then we strongly advise that you consider searching for a builder that can make these changes for you. It will most likely cost much more and you will most likely have to take risks of high hidden costs with just about all the builders out there today, but you may have the opportunity to customise some things if they are really important to you.
